Pricing and Proceeding to Contract
The HUGE news is that we're proceeding to contract with Sekisui.
On Sunday we met with Sekisui House to walk through the pricing proposal. We had a huge sticker shock about the Bearer and Joist construction as that one line item was $64k! Totally blew the costs on upgrades away.
Our sensible sides kicked in and we eliminated a whole heap of upgrades we had asked for priced including the following:

Timbagrain garage finish for double Panelmasta door |
Corinthian Door PCL 4G 2040x920x40 |
Brick pier with single timber post |
Provide 2040 sliding cavity door up to 820mm in width (garage) |
Provide 760 Mortice Lock door to cavity door |
Third coat of paint to internal walls |
Increase kitchen and island bench |
1500mm vanity with semi recessed double bowls |
860 wide laundry cabinet with drop in tub |
Laundry bench changes |
Recessed Tiled shower niche (450w 600h) bathroom |
Bathroom tiles to ceiling - bathroom |
Bathroom tiles to ceiling - ensuite |
Instant Gas hot water |
I think I most regret the Instant Gas Hot water. But at a $800+ difference it seemed it would be a long time to get the $$ back from savings in gas... and although it does take up room it's not that much room!
We're still getting the ensuite with a tiled niche but at over $400 again it didn't seem worth having such an expensive shower / shampoo rack ;)
The Bathroom tiles to ceiling were a 'savings' of over $4000 each. We figured we'll just buy more tiles when finalising things and we'll do it ourselves after hand over...
A couple of items we're wondering if we should or shouldn't include (but have anyway!) are:
- 3 in 1 heater/fan/light for the bathrooms at $1140 (ie two of them)
- Ceramic toilet upgrade at $420 for both -- this I like as I've tried cleaning the plastic ones before... not good!
